It may work out cheaper to buy your home than to rent it, according to property website Zoopla.co.uk.

The site has put together an index to discover where it is better to purchase a property in the UK rather than letting one. The index compares current asking prices to average rents for two-bedroom flats in 50 locations across the UK.

Homeowners could be earning more than £4,000 a year tax-free through a government backed rent-a-room scheme. A study by Big Yellow Self Storage, which is supporting the initiative, estimates UK residents could generate £38billion in income if they rented out all the spare space in their houses.

The proportion of people moving out of a rented property and into a new home fell by almost half in the first quarter of 2008.

Meanwhile the proportion of people moving between rented accommodation has increased by more than a third during the same time period, according to research by Moveme.com, the specialist home move service.
